and what would be common is let the seller reserve the timber deed until you have paid them off.. one of the big things in the north west was for unscrupulous people to buy land on contract slick off the timber then never make payments.. so most folks these days know they need to reserve timber rights until paid in full.. and you can get release clauses for the timber as well. you structure it anyway you guys agree.. although on the surface for that kind of acreage at that price there cant be to much Merch timber ..

Not sure if you got this resolved or not, but highly used wood surfaces like a floor or butcher block counters and the like are going to have all kinds of dirt, oils or in this case even wax.

Most of the land development I have done revolved around surface improvements.

This property directly adjoins mine, has been mowed and maintained by neighbors for some time, and the owner has supposedly given permission to "do whatever we want as long as there is no burning." 

Eventually, all comes to the surface and the accurate yield for the investors is offered.Am "I" having a problem with this?

Rust can be surface rust,but maybe a real slow seep.

If you see surface mold sheet rock is cheap and it's better to pull off the area and inspect.If the mold is behind the walls the buyers might sue later as it can make them very sick.
