Most people calculate an after rehab value before acquiring a potential BRRRR, after rehab is complete and the property is rented out then if the ARV is accurate it is possible to immediately refinance the property.

I just walked a property where the owner wanted what they bought it for two years ago so I knew it was going to need some work... well, after the walkthrough, it was deemed a complete rehab down to studs including floor joist repair, crawlspace remediation, HVAC replace, etc.

Just like a defaulted car loan seizure (eviction) is the remedy, unlike for real property which would require foreclosure.I don't think equitable interest plays a role, both books made it sound like the beneficial interest was the sole focus.

Given what I know it needs without even seeing it, though (new roof, fascia repairs, animal control, new boilers, lead and asbestos remediation, oil tank removal--and that's without knowing anything about it structurally or cosmetically on the inside), I'm guessing I would have to put in roughly $100k in rehab.
