From my experience, I can also spot the difference between a floatation device and a shark, and occasionally enjoy going shark fishing ... most newbies can't and believe in fairytails because they want to and there are plenty here that are happy to cater to that tenancy; I'm not one of them, so I guess that makes me a fear monger; some people have to learn the hard way.

Ideally, you find an out state investment in a state that you would be like to visit occasionally (like Florida) and get some additional tax write off for the trips to the properties, and still vacation as well.

I occasionally wholesale deals here in OC, but I focus on out of state multi family projects.

Well I don't want to get too political on here.I guess I am considered a liberal because as of right now neither party is really making me jump up and down to vote for them.I believe Government is necessary TO AN EXTENT just like FREE ENTERPRISE.When one dominates the other the power swings too much in one direction and we are out of balance as a country.Obama keeps increasing the debt and create more bloat with Government programs.I don't like that.The unemployment rate in Washington is I believe 1 percent or so.The majority of other states are taking a bath with high unemployment.The Republicans still haven't figured out that to win an election you have to win the middle (undecided) voters !

They LOVE to knead in bloated up-charges to standard repair calls.

Occasionally I may travel out to look at homes when I have time, which is very little.
