You could also consider Hoboken, which has a lively atmosphere, a variety of housing options, and easy access to NYC through public transportation.

ps I have friends with over 50 units in Boston but numbers are different 200-300 and 2-3k in rents 

I agree with @Philip Williams about offering them the downstairs unit -and offering the assistance necessary to transport their items to the new unit.
