I'm looking to purchase a mid size multifamily myself but I am exploring partnering if I can connect with smart, like minded investors that have funds but may be looking to off load some of the risk that come with a learning curve.

Hope I am not breaking any rules here but I figure what better place would there be to ask this question than on a forum loaded with experienced investors.

I think the hedge fund guys or some rich guys are starting to paying too much attention here; case in point, i have been negotiating to buy 4 family houses out of 32 family homes being off loaded by a local community bank for the past 3 month then yesterday the commercially banker that i have been dealing with email me telling that one person is trying to acquire the 32 properties so am not sure what to make of it.
