We did NOT let them talk us into the "bus tour" and I did get Nick to refund our money for the seminar as it was more or less a waste of time, so now we're reading everything we can, watching pod cast's and talking to Realtor friends and some family who have made a life of flipping houses to gain any knowledge they can provide, and also engaging Bigger Pockets for advice.

You can also use google street view to "tour" the streets around specific subject properties.There is no one Bakersfield neighborhood that is so much better for investing than all the rest.
