June rental market - Ouch!

Is anyone experiencing another flat June rental market? Signs are everywhere in our downtown area (students went home) and no one is getting close to renting until July. Last year--Same thing.

I think it's going to be a competitive market again and rents are high as the sky. That seems to have the effect of 2's and 3's looking for 4ths. Renters are going to make those numbers come out just right for their budgets not landlords.

Maybe it's just the South but here....even Craig's list is flat. Ads are beginning to have tours through mid range 2 bdrm apartments with their own apartment webpages to tour. What is happening?
