Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

As most of you know rent payments don’t show up on the credit report (usually) There is absolutely no reason why showing proof of on time or simply past normal monthly rent payments Showing a regular pattern of payment can’t be part of requirementsto rent to someone.

I subscribe to one agents email MLS notifications set for my parameters, then scan the local newspaper for foreclosures, visit the county courthouse weekly (pre COVID) for listings, monitor several auction sites and if I'm driving locally I call the # on many sale/rent yard signs to understand pricing.

Well, we can't collect rents or evict right now, but owners expect us to continue to chase the nonpaying tenants and monitor the properties.

It will be 500k minimum up to 25 million and you qualify like a regular loan with full underwriting but it's a praticipation with the Fed. 4 year loan 1 or 3 month libor =300 basis points. 1pt servicing fee and 1 pt fee to Fed.
