There are always going to be people buying real estate for different reasons regardless of interest rates. 

Many people forget to include a CapEx fund, Property taxes, and even the amount of Income Tax you'll pay on your monthly income.

Realistically, if rents can't keep up with costs over the longer term, fewer people will buy rentals and there will be fewer options for those who can't afford to or choose not to own a home.

Calculating ROI (CoC, Flow, Appreciation, etc)Would love to know how, and how often people are looking at the numbers to determine when to refinance, sell, or just track performance. 

I'll add go for more base hits not everything has to be a home run and you can make a fortune just getting on base.

The house is currently occupied by the people that the bank foreclosed on.
