@Charlie Fitzgerald, that was my other thought, if i rent the other place, i could bring home about $500 every month ( giving existing tenants break because there been there for 20 years, but could rent that side for 400 more, so potential of 900/ month income) i was originally trying to make a fast buck to re-invest but from what you said and @Darren Eady have said, these are the things i am trying to see makes sense or not.

I have cheap rent..and any way I run the numbers...out of state investing is giving me the biggest bang for my buck.

Is there a maturation period required when refinancing in a BRRR senario?

We also had to take several measures to keep neighbors happy and mature trees safe!  

It was actually $800 in gift cards plus extra bucks to our onsite managers who go above and beyond for me on a daily basis. 

I fully understand that they're there to make a buck finding me a lead and I have no qualms with them making something off their work.  

If I have her under a 1099 my company may save on FICA taxes but then I am passing the buck to her, hurting the household.
