The house is at a good location about 10 min from town and across the road from a lake.

There are companies for weather claims that come out right then to land the business.I am not buying what you have said their excuse is.For stress relief I take martial arts and also 4 mile walks with the wife by the park and lake.    

Right by Emeryville, BART to SF, Berkeley, walk/bike to downtown Oakland & Lake Merritt.

If this is the lot in the Hidden Lake subdivision, which is on the south side of Beshoff Motorcar, then it's worth closer to $300k. 

We purchased a small lakefront home in NH. 650sf, 2bdrm with a back porch and a deck on the lake, also has a small private beach.

We have a monthly meetup in Orange County, on the 3rd Wednesday of the month at Round Table Pizza in Lake Forest at 7 p.m.
