I spend about one hour at the end of the month entering the month's bank transactions and journal entries into QuickBooks per my accountants instructions and making sure everything is accurate. 

Pretty much all you need is a cell phone to make calls to homeowners and once you find a homeowner that is willing to sell, then quickly call your investors to determine who wants to buy it. 

We take less stock in someone who is back and forth paying student loans or medical bills... but when you start seeing constant problems with credit cards, cell phone companies, car loans, etc. those are much more concerning risk factors.
