Anyone know anything about the procedures in Louisiana for setting up a "Personal Care Home" vs mere room and boarding for special need individuals.? 

I'm in NY and insurance companies licensed to operate in NY may not be licensed where you are.Also, I own rentals and engaged in several other businesses, and it's best to know and use an experienced insurance broker in your area, preferably a local one.I once bought a business for someone who had his business in an S Corp., didn't realized when his business get sued, lawyers normally sue the entity and the owner personally as well.

I would prefer to do as much unconventional financing as possible (Seller Financing, etc).

Hey Alfredo,First off, I am not a CPA nor attorney and I would suggest you speak to one.There are people who use different entities and prefer one over the other.

Many multifamily projects are owned by individuals that may provide you with financing. 

His preference is to be close to work.

I analyzed them individually then together as an 8 unit. ( 5 one bedroom, (1)  2 bdrm, (1) 3 bdrm, (1) 4 bdrm).  7 of the 8 units are currently rented.
