Use a split-system HVAC unit that hangs on the wall to handle all the heating & cooling, it's very cost effective and they work great for open layouts, you can hide these easily.

One was a referral from another investor, others I’ve found through searches of those that specialize in company formation.By not engaging I mean that they either don’t respond to electronic requests from their website, or when I speak to them on the phone, they do not get back to me.I am going to hang in there for this route.

We figure initial updates into our purchase price and we keep our upgrade costs low because my husband has mad carpentry skills and can fix anything (he hangs a lot of doors), we also have a great handyman that can do plumbing which my husband hates, re-rope old windows, hang blinds, and diagnose and repair appliances.
