Newbie here & wanted to know if turnkey rentals could lead to financial freedom?

I'm interested in learning from the massive wealth of wisdom on this site and growing my future real estate business into a provider of extra quality time, more financial freedom, and deeper life lessons for my future family.

MY BACKGROUND: I am relatively new to BP and excited to be learning everything I can about income property investing and building wealth and financial freedom through property investment.

Or maybe I'm so used to freedom of a red state that I find these questions puzzling. 

Now is a great time to refinance your debt- I was able to lower my 6 figure debt to 3%, which has allowed quite a bit of freedom to look at other investment opportunities.I know the scenarios given are often "but you could make 8%+ with that money!"

It’s more fun to know the numbers before you do the deal.My thought is that you might get a bit more freedom out of $40k on a flip than renting for $150 cash flow a month.

My goal is to use real estate to at first generate another source of passive income and hopefully be able to do this full time to achieve financial freedom.
