That being said, should I decide to invest out of state in the future I do think it's something I will take into consideration, as quality of living in any given city will directly affect the income an investment can produce and the general tenant pool for a given area.  

I imagine having to train someone up who wants to do this themselves... high level of quality control required.

Looking for a cabinet warehouse that carries decent quality cabinets for apartment rehab.

We don't want cheap quality finishes but we don't need $400 a square foot finishes either. 

We allow pets in our rentals and it sometimes actually helps retain good tenants because many landlords don't allow pets so if you have a quality tenant with a pet, they are hyper vigilant because they know how hard it will be to find an alternative.

The most reasonable thing I see is $485 labor for 11 windows but I would be worried about the quality for that price.

Pay for high quality HD photographs.

I learned to invest in great appreciating areas that have high quality tenants.

@Chasen Brown, You can for sure piece together a property management company but it is a lot of work quality control checking everything.
