When I worked in New England we never touched stick framed for commercial but here in the Washington, DC area I've seen a significant amount of national retail/bank construction on pad sites in strip malls be stick framed (usually appears to be balloon framed walls with 2x8's or engineerd 2x6's).

Well, you can't do a 1031 on a flip, so you'll need to take that out of the equation and add in whatever the taxes would be to your selling costs.I'm usually a fan of leverage, but in this case I'd probably sell.
