What if you only have a broad or two?

I'd aim for them (think broadly to also house staff, faculty, grad students, nontrads, even employees of the university)

I'd rather be more free and have often had tip paying jobs, and seasonal positions and independent contractor titles.I thought that internet marketing with Anthony Morrison, and doing Wholesaling was my ticket. 

Took about 20  years off to concentrate on a 9-5 job and looking back on it, regret every moment, but then again, a great resource like BP was not available back then, let alone the internet itself. 

In addition to broker relationships and internet sources like Loopnet and Crexi, my business partner and I are starting a direct to seller campaign focused on owners of 5 - 50 unit buildings.

Can't trust everything you hear on the internet.

Soliciting money on the internet and limiting the raise to a single state makes absolutely no sense to me.  

I have tried to go at it alone with only having books and the internet to mentor me. 

That's why I have come here first to get some true broad spectrum advice.
