This is likely caused by the satisfaction of seeing a before-and-after reveal as a house goes from uninhabitable to beautiful in a half hour (on the screen only, of course).

The problem always seems to be the other person, and that problem is as old as Adam.When I, an agent, bought my first house to flip I paid $62,500 to purchase the cat house and I was peeved to find that within the last year the house next door (by then a beautiful home) was double-closed. 

My wife and I are recently in the process of purchasing my grandfather's house on the lake (in a cove in a beautiful location) in Ten Mile, TN (30-35 min from Knoxville, TN) and we are getting it on a refinance through a lender because I am a partial owner of the property per my grandfather's will.

Also, you can’t purchase a 3-4 unit property in San Diego with fha so you’ll likely stick wit SFR or go with another duplex but you can add adu to SFR or to Multifamily.

I have been documenting as much as possible, taking care to communicate in writing, either via paper or email/text and any in-person conversations with a witness – to not take any chances with this tenant as I suspect he is video-recording in-person conversations without our consent. 

So at the end of the day, we have a fully rehabbed, beautiful home, in a great neighborhood, that we have no money down to live in (except mortgage).

That's the beauty of combining.But you're right it does still leave a healthy reinvestment target needed to defer only $100K of cap gain and $70K of depreciation recap.
