Be cautious because some of the low end financing like va/fda have restriction on how or if a second appraisal can even be ordered.

In Texas as per MLS rules you cannot put a property for sale unless you have ownership interest or you allow you agent to do so.Wholesalers do not have ownership in the property and is only assigning the contract, therefore cannot list the property on MLS - at least in Texas.

Specifically as far as clauses/ rules to make sure are in the lease and any tips on screening tenants.

I picture this more like a deed restriction than a recorded document that would be cleaned up on title prior to the first transfer after recording the right of first refusal.Anyone have any experience with something like this?

]3)  If the city has any "rules" about multiple unrelated people as mine does,  I print out the city's website page and make all sign this as part of the lease. 

I know it is just a rule of thumb, but looking for our first property we are trying to stay conservative and are having trouble finding something that even approaches the 2% rule outside of the cities.
