Hello Elaine, its been up and down daily and it's subject to your credit, loan amount and loan product. 

I've flyspecked the chain of title to find any flaw or defect to find something to allege why the lender doesn't have a good lien  In addition, I've also alleged the lender has abandoned its interest by failing to bring a foreclosure in a timely fashion.  

PS this product could do well in the private sector but private folks are going to want 12 to 20% apr returns.. so you would be taking a big haircut to sell a partial.

My thinking was to get a fixer within the fha guidelines fix it up and refi out so I can use the loan product again.

I cannot think of another instance where products or services are TAKEN from private citizens and handed out.

Great product, did some things out of order with respect to the City permits/inspections but with grace we made it through!
