Had a nice positive cashflow until approximately 1 year ago when I had increase in property tax and HOA, plus had  insurance increase, which decreased my cash flow to nearly $0.

If you had to sell a property, can you without paying off your entire loan? 

I was initially told there was an HOA but eventually found out it's not active and there's a lady who lives somewhere on the street that pays a lawn company to cut and trim everyone's yard. 

Due to higher taxes and home insurance rates, our cash flow has literally been cut in half.

Perhaps, your PMC needs a better lease or an addendum to cover issues like this.PMC should send a warning letter that clearly outlines repurcussions of what will happen if the tenant doens't comply.YOU must be prepared for the tenant not paying, requiring eviction and any potential retaliation damage to the property.

@James McGovern I don’t anticipate the new ruling changing what I pay in commission.

It has become so big that customer support is almost nonexistent unless you pay for the highest tier of pricing.

Hello all,Like most people in Cook County, my property taxes have climbed higher again this year.

I do wonder how close the city really pays attention to that though as I have looked at some of the comps in the area boasting over 70% occupancy.
