Thank you so much for that information I really appreciate the help I was told I would have to wait until the property has its own tax number I wouldn't be able to split the parcel until 2025 because no construction loan wants to be a second lean on a property is that true 

I tried for over a week to make things right, explain that there was a miscommunication and that, if they blocked me due to the initial violation, their own sales rep reached out and told me how to do it correctly, which I did.

In one of my own personal properties we chose not to have a hot tube and we removed almost all exterior light because of the activities we are steering towards!

I know of only a few people that own rentals as a secondary aspect of their primary business.

To make this deal even better it is in the middle of my drive to visit other communities I own.

If it's an auction we have just dealt direct with the auctioneer.Maybe on your first deal you have an attorney do what you call "dirty work" but the best way to learn is to deal with the owners directly yourself, get permission to deal with the bank and execute the transactions on your own.

A couple years ago, the CN railroad purchased a large parcel of land (40+ Ac) that included a small farm with a couple barns and an old farm house in one corner of it.  I would like to parcel off the farm yard...

I would just add that we do a full attorney review of LLC docs prior to closing loans and the vast majority still have issues that need to be fixed/amended (albeit this is a short easy process typically). 

Its owned by us.

Whatever they call them, the loans come from the lender’s own source of funds.
