Also yes.Right now if someone is not able to get rented I would guess it would be marked by being in a bad location (anything west of gratz, below CBM or above diamond) and trying to charge new construction prices (550-650/rm), tiny rooms, bad rehab, or another issue.

I do look for properties that have been on for quite some time (3 months +) as those sellers may be getting desperate and wanting to deal more.As for it being 3 days or so, could just be not fit for someone's portfolio or they're funds are tied up and they're not able to execute.

The building inspector did mention the property was well maintained and he had mentioned that some shingles are missing, he was not able to guess the roof life so he just referenced the disclosure and put the same age.
