I am finalizing a team for some Ohio markets which I feel give the biggest bang for the buck but I am only focusing on cash flow and I only do multifamily.

You can meet a commercial management company and pay for their lunch in exchange for a free leasing report and strategy for the property or offer them 50 or 100 bucks etc. to give you a market overview.Just make sure you give something in return no matter how small.

giving KC a shot, won't see appreciation like we do here in the bay area.........but the cash flow can be nice/easy.Also can get a plane ticket fairly easy from OAK/SFO for couple hundred bucks which doesn't hurt.

I HIGHLY recommend it even for the seasoned investor.So I have done the math.... with 200k bucks I can buy 30%cash 70 Loan - 6 houses around 100k....

@Charlie Fitzgerald, that was my other thought, if i rent the other place, i could bring home about $500 every month ( giving existing tenants break because there been there for 20 years, but could rent that side for 400 more, so potential of 900/ month income) i was originally trying to make a fast buck to re-invest but from what you said and @Darren Eady have said, these are the things i am trying to see makes sense or not.

I have cheap rent..and any way I run the numbers...out of state investing is giving me the biggest bang for my buck.
