When I bought a couple of pieces of furniture to leave in the house, the next showing bought it - the buyers needed to see how to layout the living room.

Memphis is a pretty big place and the layout (in terms of neighborhood class) is very spotty.   

I understand this be an iterative process and certain layouts are more attractive to some people more than others, but I am looking to understand what have you seen success using, including, and doing?

The LOI is there to layout the basic terms and to get a look at the sellers information to verify the Offering Memorandum is accurate.

I am going to lay out my understanding of both TK companies since we have both companies represented in this thread.Home UnionI dealt with Gary Nguyen and have spoken to him a couple of times and read the literature he provided. 

The lighting, layout , the wall paints ,privacy etc are also very important.

What I do is if the location is right, the condition of the property is right, the layout of the property is right, the existing financing payments are right, and the attitude of the sellers are right,  then my job is to put together the deal structure that works for me, and I basically give the project the green light.

When we researched it a couple of years ago it was one of a couple programs that were both reasonably priced and yet powerful enough to do the things we needed.In our case it helped us figure out ahead of time our drawing for our kitchen layout was off as one of the cabinets would have been 2 inches wide.

I am looking at a duplex here in town in a great area but need walls moved etc and want to spend a little money on the layout so it turns out amazing.
