Can anyone steer me in the direction of an investor friendly architect or engineering firm. I am looking at a duplex here in town in a great area but need walls moved etc and want to spend a little money on the layout so it turns out amazing.

@Luis Sosa I always suggest and use an architect on larger projects, but I don't think you need one to move or open up some walls. You are looking at $1500 up for field mesaure, drafts and final plans. If you open up a load bearing wall your lumber company can provide calculations for an LVL beam depending on span.

Generally I would be reluctant to move walls in a duplex. Your rent is determined by the number of bedroom, the square footage and the finishes. Open concept will not yield you more rent (as it would support a higher retail price on a SFH).
