Hello,I'm looking at refinancing our SBA loan debt this summer or fall - and looking at obtaining an FHA Sec 232 loan or I've seen there are some Fannie/Freddie loan programs as well depending on the lender.I like the fact these are non recourse with carve-outs and depending on the loan can be assumable and with far better interest rates for the life of the loan.However I'm a bit paranoid about the controls the lender would have over myself/our business and how much it would cost to have audited financial statements.

The local party affiliates (who have either been sold on the "Trees" or think they are falling in line with the grander party desires will put these barriers in place locally (and ruin their community in the long run), but this is at odds with the actual desires of the "Sellers" because solving the carefully chosen "Gin-ed up problem" leaves them without any problem to solve (which is their selling point to get national votes).The SJW's are a disparate group.

You will want to button that up because the interest deduction would fall on your 1040, and you would want it falling somewhere else on your tax return (schedule E, business return, or the like).

It's been a long time that rents have been rising so I think the prospects of rents falling is a foreign concept, but just like prices, rents go up, and eventually they go down, so you don't want to be in a tough position with a high mortgage payment if that happens.This is all just my personal experience and opinions of course, and I could well be too conservative in all of this, but nonetheless that's my current thinking on the subject (and thanks for the compliment about being a good resource, I'll look forward to your reaching out again in the future :)

I also personally would support this with saying that you dont NEED college degree to be successful with desk jobs (certain ones, you may  - like software engineering... working for most of fortune 500- you know what i mean) but I also say this because all i had was passion and drive to learn and was able to get/keep desk jobs in the past. dont feel obligated to go through school but just know that this is what you want to pursue and want, and everything will fall in place for you.

Maybe the mask outage is just what we needed, but I will say this, I think the stuff we breath is the most dangerous thing on the job site, up there with falling off something high, or getting something in your eye.

You can send a 'Notice to Quit for Reasons Other than Non-payment of Rent' as @Patricia Steiner mentions but that is ill advised - most realtors fall short in knowing tenant/landlord issues.
