Conversely, acquiring a value-add park will grant you cash flow the day you close, which dramatically compresses the time required to fully stabilize a park. 

Conversely some investors are waiting a few months before doing anything for lenders to calm down and pull back on their knee jerk requirements related to the virus thing going on.  

Now they will make decisions due to the events of COVID.I have had a conversation with several single family Realtors and some have mentioned getting calls from younger people looking to move out of their downtown apartment, into their first home.

I would certainly be open to a conversation to pursue it further.
