The property is a 5-bed, 2.5-bath 3800sqft home with a separate area in the back where a woman runs her daycare business.

I like the area and have read a lot about the area. 

It seemed easier to advertise a $1300/m 1BR and list that utilities are a flat totaling $100/m than having it listed for $1400/m

Area is Jefferson Co. 

Here are a few:- Loose stair railings that you decided to fix next year instead of now because money is tight.- The wasp nest that you noticed underneath the front porch and decided to disregard.- A hot tub that isn't wired correctly because you hired the housekeeper's husband to do it for you for 50 bucks.- The shiny new barbeque grill that you had the housekeepers place on the wood deck next to the railings.- That quirky, and warm, light switch that you didn't notice because you haven't been to the property in a year.- The shower that you noticed is awfully hot but failed to check into it more before you left.And so on. 

I love the Pacific Northwest coast, and would love to have a STR in that area someday.  

Mitigating factors, this is a suburb where occupancy rates are high, rents are growing, and multiple innovation-based businesses are attracting young workers to the area.5) Are YOU investing in this deal?

Hi BP'rs, I don't have a good sense of how the interest rate cut today will affect me as a new investor looking for my first deal... will it start to drive up prices of homes in areas i'm looking at as money gets cheaper or am I off base?
