Easy way to figure out basic land comps for MF and townhouse is to simply call around to experienced RE agents and ask them what developers are paying per door for raw dirt..Like 10k a door or 20k a door etc.. each area has its number and its easy to find.then when looking at the dirt simply check the zoning and see what density is allowed back that off a tad because its rare that you maximize density on a project then run the numbers..

for the previous 3 offers it was Identical.I don't want to be stuck waiting on the sidelines so with the market being this hot I am a little confused about where to go from here, should I start seeking out wholesalers, doing direct mail campaigns, targeting older listings, hunt more in off market or just keep submitting offers?

@Debi Givens you’re a little off debi you’re forgetting the repairs on the property so if the ARV is 245k then 245k x .70 =171k minus repairs let’s say there 20k so then 171- 20 = 151k.

However, this book talks about getting a margin of $20,000 to $30,000 off a property off rip and from what my understanding is, the current housing market wont allow for that I will lose that deal most times.
