Updated the HVAC, roof and interior finishes What was the outcome?

I’m in the process applying for a Heloc for my house remodel. The heloc took a long time (months) just to find a banker to talk to so we started the remodel gutting almost everything inside (including the kitchen) but...

We are now being told that the property has an unmarketable title as the property is an interior parcel with no public road access.

The other thing to see is, was it due to faulty workmanship in that area of the house (interior, exterior, roof,...).  

Purchase price: $185,000 Cash invested: $10,000 Bought as a primary residence in 2017, did a light interior remodel 2020 and made it our first rental.

@Dom BarlowCan you get in to see the property or is this sight unseen on the interior?

(if you can have him size the opening to a standard, say 8 ft or 10 ft, that will bring down materials cost and time)Is he doing the interior drywall, trim and paint too?

I have an offer on my desk.  4.25% fixed rate, 30 year mortgage, minimum $100k value of house, 680 minimum FICO, up to 75% LTV, prepayment penalty with declining points (usually 5% in the first year 4% in the second, etc). origination fee 2% of the loan amount with interior appraisal (usually about $500 for a commercial appraisal) doc prep of $500 and closing 45 days.
