I have an offer on my desk. 4.25% fixed rate, 30 year mortgage, minimum $100k value of house, 680 minimum FICO, up to 75% LTV, prepayment penalty with declining points (usually 5% in the first year 4% in the second, etc). origination fee 2% of the loan amount with interior appraisal (usually about $500 for a commercial appraisal) doc prep of $500 and closing 45 days.
