However, I have a new rental in my portfolio with lean margins, and my choices are: 1) self manage and keep the $250 cashflow2) use a local Property Manager and make basically $50 cashflow; or 3) go with a low-cost, overseas Virtual Property Manager (VA) wherein I get property management and approx $150 cashflow per month.I've never tried option 3, but my research tells me it's ok, since Property Management can be distilled down to a set of tasks that can be done remotely, online, over the phone, etc.

@Anna Harris in that case you need to decide what you want from your insurance, I always get replacement cost but that may not be the right choice for you.

For us, it was 100% the right choice to make.

Perfect place....much better choice in every way than Oregon.

I don't think it's a binary choice like one versus another.

I'm definitely firm on my career of choice and need a reliable mentor.

If you are doing seller financing, whoever prepares the mortgage and promissory note should also be able to handle the deed (most likely your title company of choice here in FL).
