I am looking to purchase this townhouse in Kansas City MO and my agent is saying that the HOA insurance has to stay with the HOA there “condo insurance”.

Principle and interest are roughly $790 HOA FEES $705 not including electric$1650 cost per month and rents in area are going for 1900-2200 for 2 bedrooms.1) your thoughts on this deal2) how much money should I putInto the rehab to keep this a good investment *apartment bones are good planning on painting and redoing existing hardwood floors but don’t want to over rehab a rental

That will cost money over time.Is that HOA fee correct? 

The search will be for a primary residence, with the caveat that ideally it could be a long term buy and hold when/if my employers moves me again.If anyone knows of any agents working in that area that might also have solid knowledge of rental rates, HOA fees/rules, property taxes and how the appraisals change after a sale, as well as the different neighborhoods and schools, I would be very grateful for the recommendation.Also, anyone who is doing buy and hold in that area, I would love to hear about your experience.

I would use a 10mm Pergo laminate with foam backing and then place area rugs to satisfy the HOA.

I see this has an HOA, which is called a money-sucker.Honestly this entire evaluation seems like it was devoid of any previous knowledge or information on RE.

The HOA has to approve the purchase of the unit for rental.

Do your row-houses have an HOA?
