No not at all, nothing could be further from reality. 1) Due diligence in managing your operations should render tenant suits virtually non existent (if you are performing such due diligence as you should be doing it).

Alternatively, is any one a member of a virtual meet up group outside of new Orleans that is open to new members?

Mass Landlords has a bunch of events that I've been wanting to go to, but with the global pandemic they are currently all virtual.

There's virtually no other investment out there that gives you these kinds of opportunities.

Very, often these services have been built up over hundreds of years.. schools, hospitals, art galleries, government agencies, restaurants, coffee shops.. in fact, if people decide to work from home more, these neighborhoods will still be desirable places to live.That's not to say a lot of people won't choose to move to the burbs and buy a house with a big home office etc instead of a 2-bed apartment in the City.

You'll find groups holding virtual meetups, which are excellent ways to network (second only to in-person meetings!).
