I too have the same disgust for those who lock up deals and have no clue how to complete them, however, if you work some majic, these people can actually create a deal for you.For example, I looked at an REO first day on the MLS last year in my area (Irarely do this but was told it was right up my alley).

Rental income might be a clue, but you could theoretically have houses paid off so, plus that would be too much analysis for them.

UBIT could come into play and you should consult with an experienced RE tax attroney on this subject as most CPA's dont have a clue about it.If you ever have about four years to spare and want to put yourself to sleep, you could always go to www.irs.gov and read all about it.
