That's probably just as bad as buying a property with negative cash flow (considering real world expenses).So, I guess, the trick will be to see whether or not I can find a property in a good rentable location that will positively cash flow from day one with appreciation not a factor in the decision making process.

The trick is not to over-leverage yourself into a place where you could get in trouble if the market takes a tumble. 

Electric pool heaters are really expensive to run and solar heaters may not do the trick, even in our SW Florida winter months.How do you deal with a situation like this?
