Whatever you are comfortable with that is a personal decision but I'd recommend not lying, you can omit your title but lying probably isn't a great idea. 

It is a function of deal flow, financing to support it and obviously crazy good project management and systems - everybody here has added that, so there is nothing useful I can add.My buddy and I believe that part of the answer lies in whole-tailing, creative financing strategies, and just having a ready stable of qualified local fledging house hackers looking to get started.
