Were the police calls noise related.. get time and date of calls.Give her written notice of Non-compliance, Noise violation, High Traffic (unauthorized people at all times of day/nite), prostitution (more than likely).. and dont forget the trash.I'd do a letter of mutual lease termination with the notice on non-compliance, and say if she agrees to vacate, in writing within 5 days,, that's by Sunday at 5 PM you will not file eviction action on Monday at 9AM.

As is in real terms this property will be seriously into negative returns based on dead equity alone.The quick profit of 100K is far more valuable than the rent however if you leverage to the hilt and reinvest the money, assuming you still have some positive cash flow, it might work assuming rents can rise faster than appreciation and before expenses kick in (like a vacancy or eviction).

Hi Chandler,Nice work on taking action on the feedback your received and working that savings goal to get started   @Thomas S. pointed out that $25k doesn't seem like enough, and I would agree it's not much to fund your down payment and have a healthy reserve.
