But if the team is experienced in real estate investing/development and tech-functionality -- in essence knows what they're doing, has a proven track record of generating returns for investors on a range of projects, and is capable of doing robust diligence on real estate companies -- then you ought to be in good hands.

@Jake Thomas @Mohit Madaan   I also forgot to add that time isnt really on my side. so waiting a few months to balance my DTI to be capable of loan approval may not be one of my options.
Don Young Personal and Business Finances - Only One Piece of Software?

I think it would be beneficial to have both personal finances and business finances tracked in the same platform, but I am not so sure that this is common, or even what software is capable of this.I currently use Mint for personal finances and I do not think it has the ability to track business financials.How do you folks handle this?

Anyway, I proposed that I buy the house quickly, and that we can have a local title agent or lawyer draft up the terms, and do the closing in a "proper" fashion, which tells the owner that I am doing this in a legal venue and with appropriate players.

Or, if you have a real estate agent friend, buy them lunch and ask them to build a comp for you.With the loan, what I did was call about a dozen banks, both small local ones and the big players like BoA, Key, Wells Fargo and just compared rates for NOO (non-owner-occupied) loans.

In a cold market, you need someone with the capabilities to get it advertised, continually advertise it, do creative advertising, and get you an offer...Once you get a house under contract, then you still need a Realtor with experience or know how to get the sale to completion...
