I get garbage from both, and great deals from both, but some of the best deals come from my wholesalers, because the good ones think like a REI. 

That said, if a tenant has a pet, I do charge them a modest $50 pet cleaning fee up front at lease signing because I expect additional cleaning at the end.If the unit is excessively dirty where there are disposal costs for garbage/debris or very visible dirt/grime/grease then I may charge against their security deposit for the extra cleaning.

I've had units with garbage disposals.  

A few months in, he reports the garbage disposal wasn't working.

But there are plenty of times I come home from work and they are outside cutting the grass, cleaning up the yard (even keeping our street space clean), & taking all of our garbage cans to the street for pick up day.

Unfortunately, they have been fed all the fast buck no license no education no money garbage.

If you an investor, obviously you are going to chuck the mailer in the garbage and I dont think the color of the paper is going to make a difference.

I also tried AgentPro and the lists they delivered were garbage.

Most are garbage and in it only for the $$$.
