I would focus on house hacking, finding a two-family, and just getting the best renter in the other side.

The Qualified Intermediaries I am vetting have provided their exchange agreements.

I contacted a title agent, and used her expertise to find an investor friendly agent, a lender who could close, insurance etc.

There are other form companies that would be able to help, but a CAR form is going to most likely provide some familiarity to the seller as they've probably seen them before, and an attorney will be able to give you peace of mind.

Always ask for an LE and a rate sheet if the lender can provide it without pulling your credit.
