Recent recommendations from HUD are calling this practice discrimination.Automatically disqualifying them based on their criminal record - which could be decades old, may not ever have resulted in a conviction or jail time, and gives no consideration to their behavior since the arrest - can be a form of discrimination.The reasoning behind this recommendation is that nearly 1/3 of Americans have a criminal record, and a disproportionate amount of those with a record are minorities.

For a number of reasons, we feel like it's a good time to invest in the Kelowna real estate market (i.e. single family, condo, townhouse, etc.)Can anybody recommend a real estate agent in the Kelowna area who has experience with foreign investors, ideally American investors?

Just go to the site and go to Invest => View Investments and scroll down until you find the Princton one (it should be 2nd or 3rd row since it's a recent fund).On the one hand I applaud PoL for being on their game on offerings but man it's so hard and frustrating to get in on a good loan.And by "good" I mean one in flyover country where the ARV is something a regular American could afford to buy from the flipper (aka: viable exit strat for flipper).

@Jason Jones: No magical bullet advice here, but in my experience, and practically with each and every one of the transactions, it is truly door-knocking or rolodex (yes I am old fashioned) calling every bank and asking for their commercial loan officer.
