I've heard multiple podcasts where this has been mentioned as an effective beginner strategy, and midterm keeps coming up as chronically underserved.

The pre-settlement era seemingly encouraged buyers to self-represent, lured by the possibility of claiming the buy-side commission for themselves.Now, with this incentive structure altered, it will be interesting to see how the dynamics and strategies of unrepresented purchasing change in the current market.

Have you observed any emerging trends or shifts in tenant preferences that might influence investment strategies in the multi-family sector?

Many that I've talked to are now working their own acquisition strategies using call centers, etc. to take cold and warm lists to hotter and then focusing more time speaking directly with potential motivated sellers from those hot lists, rather than using a wholesaler (or any other middle man) to source deals.
