Just enter the space with the expectation that you'll need a well defined plan, clearly laid out budgets, and that some money will need to be used.

I'm inclined to remove the kitchen and bedroom,and just make two large office/retail spaces?

The job would be easier than a home inspection because they aren't testing all the outlets and appliances, walking the roof, crawling the attic, etc.

The larger side of the house has 3 BRs, 1.5 bathrooms and a great deal of storage space.

Mine states all vehicles must belong to Tenants, be operational and licensed, no trailers/RVs/campers and other recreational vehicles without prior written approval, park only in designated spaces, no maintenance work can be done on the property, etc.
