She owns the property and actually built it years ago so I have no idea of a purchase price it was last appraised at about 93k in 2016 so again assuming after repairs compared to similar homes in 2 mike radius it should appraise for about 100k now.

From this, we wondered if we could write off more of my personal house for tax purposes if for example, i had a dedicated office in the house for A, B, C duties and could write off another portion of the house if my wife had a dedicated office for X, Y, Z duties but still all under the same LLC? 

So are you saying that its a good rule of thumb to compare the 50% rule cash-flow to the calculated cash-flow, and if the calculated cashflow is lower than the 50% rule cashflow then it's a good indicator of the property?

With the recovery, an obvious value favoritism has grown for areas out this way when compared to Altamonte Springs (of course there are still high value and desirable areas in Altamonte).

Compared that to a city that has not passed regulation, but I am hoping and praying my STR can stay...a well....STR.We personally don't allow people to stay in our properties more than 2 weeks.

Either way, this product seems to work for my purposes, and I could not do anything with my home equity right now and just talk big and brag about it, or I can put this money to work for myself and invest it in a performing asset some 3 properties in the Midwest, and have them paid off with this loan in 10 years by the tenant and then own 3 properties free and clear. 3 x $420 Net Income = $1260, which is a wash towards the Equity loan. 

You'll look back at this and realize just how minor these issues are compared to other homes you get inspected.
