If you are inheriting tenants, make sure you also get copies of current leases (so you can see what conditions are in them), tenant payment records, tenant contact information and estoppel certificates if possible.

I also recommend requiring estoppel certificates be completed by the tenants and provided to you for review prior to the close of escrow.

The guru's will tell you no but at the end it all makes sense to give you multiple options with multiple deals.Also, you can consider taking additional certifications following the re license once you find a direction of preference in asset type of real estate.Best of luck and let me know if you have any questions.Regards,Joe Scorese
