Most, or basically all, of the highest earning employees in these industries--doctors, specialists, professors, university/medical administration--relocate to Champaign/Urbana from elsewhere in the US and internationally.

Additionally, setting up leases and utilizing software platforms will simplify administrative tasks.

Hi @Chris Bounds, The answer depends on how much income tax liability you will have to pay vs. the cost of structuring a 1031 Exchange and the additional administrative items that will be involved.  

I'm comfortable working the numbers and doing business with people, whereas administration, taxation, legal issues and home improvements are things I still need to get to grips with.I'm thrilled to be joining this tremendous community, and hope that we can all celebrate a lot of success, joy and happiness together!

The way my company works is, I get a small monthly fee this includes building and property checks, some repairs and administration work.I set up all the building repairs also state and local inspections when needed.I only charge a fee when I complete a building repair or meet a local inspector.

Many payers use a “bill pay” service and deposit or mail payment to the Ira administrator/custodian or to the checkbook Ira account.

Currently The owner (myself), my property manager, the city administrators office (to read water meters), and my repairman have a key to this location.

Originally created to be an assisted living facility, the team member that was going to be the administrator of this sadly passed away.
