I am currently running into an issue with some lenders which prevents me from acquiring financing.

I have enough to acquire another rental using a conventional loan again, however I would prefer to retain that money to stay well capitalized.

Current owner is haphazardly working the termite issue.I may be looking into hard money to acquire it.

Hi @Nick Philippakos  house hacking in NJ with 50k can be tough, does not leave your friend with mush cushion and likely forces him to go turnkey which the majority of the time leads to House Hacker getting stuck in the property for many years since they have not acquired significant equity.  

Is it about just getting started in real estate investing, is it about subsidizing an otherwise unaffordable home to live in, is it about acquiring strong income producing properties?
