Hi folks, I have been looking at a few software systems and wanted to know what skip tracing servcies are most effective.

I was under the impression vrbo and airbnb would send all the guest information including email and phone number so that the yourporter software can send autmated messages to guests. what am I doing wrong here?

You'll be money ahead to use a software/calculator built for commercial underwriting, even if you do have to drop a bit of cash on it. 

Or, if you are a real DIY, look for accounting software.

Could build tenant loyalty to you, would definitely make your property desirable to renters that have "fur babies".Just make sure you have written guidelines to follow for dealing with dogs barking, pooper scoop policies, etc.

Online payment software - find an online software that's inexpensive so a tenant can pay me online.

(We only did interior upgrades on one unit that moved out during the deal making; all rents have been increased)  We dropped our management company and do our own management in house using Appfolio software and their call center service for maintenance calls.
